My Buyers Get A Home Warranty in Temecula, Murrieta and other areas Near Camp Pendleton and 29 Palms*
A buyer is well-advised to go ahead and pay for a home warranty (usually $315 to $355 for condos to SFRs in our area, more to add pool coverage, etc.). *If you mention this blog post, and the seller refuses to credit toward your home warranty (and you use me for the loan or real estate purchase!), I will pay for your home warranty at the close of escrow.
We have a loan rep at American Home Shield, Judee Edgerton, who goes above and beyond to make things right, get things fixed, cover the grey areas, basically: make real estate agents who use her happy they did. We also get coupons to cover the $60 visit fee that is charged to come out and assess the damage, so a double plus for our clients using American Home Shield and Judee.

As Realtors® I think most of us really try to make sure we perform our tasks well. I try to anticipate any potential problems and prevent them. I work hard to resolve and issues that come up during the transaction which will cause my clients problems or put them in jeopardy. But some things are out of our control.
The main thing I find I can't control is the condition of the home.
I'm not handy! I don't know how to look in the electrical box and say things like "oh, that looks good" or worse "oooh....who wired that?". I do have a great home inspector that I trust completely. One of the reasons I use him is that he's also a certified mold inspector. So I feel confident that I'm providing my clients the best possible inspection. But of course things happen. And I like to sleep at night! Worry Free!
This is where the home warranty comes into play. It is fairly common to real estate professionals, but I find that consumers (especially first time home buyers) are not always aware of. A home warranty provides protection against repair costs for most of the major items in the home. Electrical problems, dishwasher, water heater, plumbing, pool heater....much more. Some policies even cover roofing and leaks. They are quite comprehensive...and provide comfort, for both me and my clients.
I make sure that a home warranty is ordered for every transaction...and if the sellers won't pay for it (or short sale lender won't approve the cost)...then I buy it as a closing gift. By far the best closing gift there is. How often can we purchase peace of mind? I also make sure my clients realize that the warranty can be renewed. I have one and the first time your water heater needs replacing the day before Christmas, you appreciate the value.
A home warranty is just one more thing I can do to make sure I never get the day-after-closing phone call which starts "Oh No.....the blank just broke."
